Working With Ovation Salon Suites

What is required to lease a salon suite?

Depending on your profession, you must be an active (unexpired) TDLR license holder. However, there are many professions that are not governed by the TDLR, in which case a TDLR license is not required. It’s best that you call and ask one of our expert managers if you’re unsure of what type of license is needed - if any.

You must have a valid credit card in your name (not a debit card).

We require a damage deposit upon lease signing. Your deposit is the equivalent of one week’s rent for your suite.

How do I go about coming to see a salon suite in person?

We’d love to meet you, learn about you, answer all your questions and show you the space! Please contact us (call/text/email) at your convenience and we will schedule a time for your tour.

Also, if you’re just curious and would like to walk around please feel free to simply stop by during normal business hours to walk through and see what you think!

How large are your suites?

We have many different suite sizes. Our single occupancy suites range from 100 sq/ft - 145 sq/ft. Our double and triple occupancy suites range from 160 sq/ft - 360 sq/ft. We also remove walls in between suites to create more space for established professionals. If you’re interested in creating a large salon space for multiple cosmetology professionals please do not hesitate to contact us to discuss different options!

What are the weekly rental rates for your salon suites?

This is an excellent and very important question! In short, the rates for our salon suites vary per location, suite size and depend on suite availability at each respective location. The best thing to do is inquire with us and we will share our availability and rates with you during our first contact - we don’t keep any secrets and do not require you to come in for a tour to learn our rates!

Are we allowed to decorate our suite?

YES! We encourage you to customize your space. You may mount shelving, TV’s, hang photos, light fixtures, etc. However, we respectfully request that you utilize removable/repositionable wallpaper instead of painting your suite.

What are your lease terms?

We do a 1 year lease (or longer upon request) for all our salon suites. We do not do any type of short term rental (daily, weekly, monthly, etc). Here’s why: we strive to create and maintain a flourishing and vibrant community of professionals at Ovation. This effort requires trust and consistency among all Ovation professionals. We feel that requiring a 1 year lease term is a fundamental way to achieve this.

I want to be in a suite in 6 months, when should I start looking for the right one?

Great question! We’ve learned that the best time to REALLY start looking for the right salon suite is no more than 6 weeks prior to moving in, and no less than 2 weeks prior to moving in.

Can I reserve a salon suite?

Yes! We can reserve a suite for you for about 30 days (give or take) prior to your move in date. A signed lease and security deposit are required to take advantage of this benefit.

How does billing work?

Rent is collected weekly via an automatic bank debit (ACH). Rent processes automatically and is remarkably convenient. All you need to do is keep the appropriate amount of funds in your checking account.

We do not accept cash, checks or money orders unless a professional is paying a large portion of their annual rent amount in advance.

What equipment is provided?

For hairstylists we provide the following: workstation, mirror, stylist chair, washbowl chair, washbowl, upper and lower cabinetry. All our equipment is VERY high end and our stylist chairs are ‘sweat proof’ for your clients.

For all professions other than hairstylists we provide a built in sink plus upper and lower cabinetry.

Can I use my own equipment?

Yes, you are welcome to use your own equipment. However, our sinks and upper cabinetry are built in and cannot be removed.

Am I able to move into a larger or smaller suite in the future?

If you lease a suite with Ovation you are part of our family. As such, we do all we can to accommodate you and your business’s needs. Yes, you may ‘swap suites’ if you are looking to upsize or downsize your suite during an active lease term. Of course, this depends on which suites are available, timing, etc. But we will go above and beyond to make it happen for you.

Do I have 24/7 access?

Yes, you have 24/7 access to the salon and can service your clients anytime, 365 days per year.
